Job Summary

The Heating, Ventilation, and Air-Conditioning (HVAC) Mechanic provides all HVAC services at the CMI customer site in Roswell, NM.

Key Job Functions

  • Carpet/Vinyl flooring repair
  • Daily tours of building, floor by floor, address plumbing issues as they arise
  • Clean up outside gathering debris on foyer, steps, entrances
  • Clean up pigeon eggs and nests on a bi-weekly basis
  • Snow removal as needed around building exits/entrance/steps
  • Painting, plaster, floating sheet rock repairs
  • Air compressors two stage, air dryers
  • Air handlers, motors, bearing changes/replacement
  • Exit and emergency lighting repairs/replacement
  • Fire extinguishing monthly checks/ maintenance
  • Filter changing for all Air Handlers/split systems
  • Water cooler preventive maintenance
  • Lawn sprinklers maintenance
  • Fan propelled return air maintenance
  • Domestic water heater maintenance, circulating pumps maintenance
  • Sump pump repairs maintenance
  • Water treatment testing weekly
  • Paring lot gate preventative maintenance and operations
  • Parking lot stripping
  • Work on, remove and replace mechanical motors and electrical wiring
  • Remove and replace mechanical equipment drive belts
  • Maintain and operate building cooling towers
  • Clean and change cooling tower media filters
  • Texture, paint and repair drywalls and other walls
  • Lay and replace floor and restroom tile
  • Repair landscape sprinkler system
  • Take care of basic restroom plumbing issues
  • Manage and coordinate vendors such as Pest Control, landscapers, Water Treatment Services and Fire systems

Education and Qualifications

  • High Knowledge in HVAC, chillers, and controls, pumps heat exchanger
  • Good understanding of 300 to 800 ton chillers and their operations and annual PMs
  • Chiller tower maintenance
  • Knowledge of hydronic system closed loops heating and chilled loops
  • Knowledge of ceramic pump seals
  • Background in electrical high and low voltage A/C D/C
  • Background on low pressure vessels boilers
  • Background in plumbing repairs
  • Knowledge on building automation operations
  • Split systems A/C maintenance proper freon usage license
  • Roof repairs, drain systems
  • Lock repairs, automatic door knowledge
  • Knowledge of motor control system
  • Lockout tag out/OSHA safety standards
  • Knowledge of fire alarm and life safety standards, to include system testing
  • Back flow preventors boiler/chiller systems and fire systems
  • Electric motor repairs/replacement
  • Knowledge of preventative maintenance program
